Purchase procedure

We are aware that with the purchase of real estate abroad, there is a need to travel beyond the borders of the Slovak Republic. However, Albania has several advantages and we are not the only ones who are your partner. It is located only one hour and 15 minutes by plane from Schwechat or Budapest airport, there are connections several times a week, and to enter the territory of the country, you only need an ID card.

A proven and popular procedure for viewing the property you are interested in, or several, is the form of a sightseeing tour during which we will answer all your questions. Thanks to this, you will get all the necessary information right on the spot, you will experience the unique atmosphere of Albania with all its customs and culture.

The entire purchase procedure in individual points

• choose from our offer of properties also with an identification number
• contact us using the form on the website, by e-mail or by phone
• if you have not chosen a property, inform us about your criteria , especially the location, size and type of property, the distance from the sea and the price range you are willing to invest.
• arrange an inspection with us in the form of a sightseeing tour for the purpose of inspection
• we will help you book tickets, accommodation and provide free transfer from the airport to the hotel
• together we will complete free inspections of all properties selected by you or recommended by us based on your criteria.
• if you have decided on the given property, we will send you a reservation contract and after signing it, we will no longer offer this property. By signing this contract, you are required to pay a reservation fee usually in the amount of 4% of the value of the property, which will then be deducted from the purchase price .
• this is followed by the preparation of documents such as the purchase contract, any power of attorney, verification of documents and signatures, money transfer and transfer of the property to your name. The transfer is carried out in the form of a notary's guarantee so that your purchase is safe.
• administrative processes to acquire your rights to the property follow
• the price of the property does not include fees such as legal services, official translations, notary registration, commission of the real estate agency in the amount of 5% without VAT , fees associated with the transfer of energy to your name, which must be paid separately. Our real estate agency will inform you about the amount of fees.
• monthly energy costs in Albania are low, around 30. - EUR 50 per month, depending on the type and size of the property.
